Increment Rate of a House rented for Residential purpose

I have rented a house for residential purpose . Can anybody tell me the increment rate of rent and after what period the rent will increase ? Is there any govt act or rule regarding this ? Please reply me .

Generally rent increases by 5 – 10% every year. It is proportionate to the annual increase of valuation of the locality.
